contracted Multi Listing Service (MLS) and this fee is paid no matter
what realtor sells the home. The fee paid by the
seller is basically like an advertising fee for

Other Awareness for Buyers
The listing agent (the person on the yard sign) usually has
obligation to get the highest price for the home since they are working
for the seller under a written agreement. This is good

not so good for the buyer. Buyers are most likely better off using a
buyers agent.
Should I call the number on the sign in the yard?
No, if you are working with a buyer agent never call
the number on the yard sign . You may release
information that can hinder a future deal.
You should always only call the agent you are working with, they
will check out the property for you and make the appropriate
arrangements. Never use more than one Real Estate agent per transaction. Not
only will this cause the agents problems it can result in legal issues.
Real Estate Agents have been around for over 100 years, if this
was not a useful and valuable service or if it cost the buyer anything
extra the service would not have lasted; most people use Real Estate agents, it's
a wise decision.

How it all Works for the Seller
When a seller list a home with a realtor they must agree to pay a
percent commission to the broker that sells the home. The percent the
seller chooses is then written in the contract and published on the
for all agents to see. This fee must be paid at closing by the
seller. It's like an advertising fee paid at the end of the sale, if it
does NOT sell they do not pay, but if it sells they must pay the fee.
The seller also usually agrees to pay their listing agent (the person on
the yard sign) a commission or a set fee and that is paid no matter who
sells the home also.
Once a home is listed on the with a commission, that commission
must be paid at closing no matter who sells the home. Even if the
sellers agent (the person on the yard sign) sells the home that broker
gets both commissions, the seller must pay the same amount.
Agents can not negotiate the commission after it's in the contract
because legally it's the Brokers commission.
